LIV @ MB Connectivity And Education
This condo has access to the East Coast Park Expressway (ECP) in about 2 minutes and the Kallang-Paya Lebar Expressway (KPE) is about 3, allowing residents who are driving to reach every part of the island very quickly. The travel time to the Central Business District is about 12 minutes by car, and within 10 minutes one can easily reach the Kallang Basin industrial estate and Kallang Distripark. LIV @ MB condo is sited within Tanjong Katong, and this region’s rich cultural heritage has contributed to one of Singapore’s homegrown unique Peranakan cuisine. Katong is also famous for a spicy Straits Chinese noodle soup called Katong laksa.
Katong is traditionally associated with the Peranakan and Eurasian community in Singapore. However, many high-rise apartment blocks currently stand alongside the traditional shophouses and Peranakan terrace houses that once made Katong unique. In 1993, the Joo Chiat neighbourhood, that comprises the historical core of Katong, together with its uniquely Singaporean architecture mixing English, Chinese, and Peranakan colonial styles, was designated as a national heritage conservation area by the Singapore authorities. This conservation zone consists of many shophouses which are refurnished into modern eateries as well as speciality retail stores, to the benefit of residents of LIV @ MB. Unfortunately a lot of the original flavour of food and beverage offerings in Katong is disappearing and being replaced with more recent food and beverage concepts.
Unlike many of the Singaporean towns, Kallang does not have an integrated town centre. Instead, its commercial activities are largely concentrated around the Singapore Sports Hub, as well as within the perimeters of Lavender and Crawford.
The Singapore Sports Hub locale is home to two shopping destinations, Kallang Wave Mall and Leisure Park Kallang, and a cultural venue, the Kallang Theatre. Other than restaurants and retail outlets, Leisure Park Kallang also has a cinema, a bowling alley and an ice skating rink, and is crowded with families in the weekends. Kallang Wave Mall is integrated with the new Kallang Stadium, and has a supermarket, restaurants and retail stores that add convenience to the residents of LIV @ MB.
In recent years, areas along Beach Road and Jalan Sultan have seen new commercial developments, such as The Concourse and City Gate, due to their close proximities to the adjacent Central Area.
The high rental in the Core Central Region makes the Kallang area an attractive location for companies to have their operations, particularly office spaces along Kallang Avenue, Lavender Street and Beach Road. Examples of multinational companies that have offices around Kallang include American microchip firm Micron Technology, and French automation and energy solutions company Schneider Electric.
